I don't look at other wholesalers as competition I look at them as potential allies.

I live in DC and it is also a very competitive market in terms of Search rankings, but I consistently see IC members at the top of google searches in many different cities, including my own!

You will be on the first step to market research what builders are out there already, what land is for sale, who is selling each of those because usually commercial guys do land, but residential agents do the home sales, and this will let you know what your competition is building.  

Also, the chances of there being more competition increases once the JOP is filed.
