It would be better to have an experienced agent representing you that is emotionally detached from the transaction, better at negotiating, familiar with the market and laws, etc.Another option I like to recommend is property management.

. #3: Add an additional amount as "pet rent".I avoid #2&3 by simply increasing my rent charges on the front end whenever a unit turns, so that I don't have to worry about all the "emotional support animals" and "service animals" that magically appear on applications or in the property as they try to do an end-run around additional fees/charges.

In your case, it can be a challenge to make a logical vs. emotional decision being that you had a 2-year home search and have been in this agreement/contract for some time now.The biggest cons here are the time and money it takes to settle a case like this in New York.
