We have these little 3/1.5 50-60's brick ranches all over Atlanta, but finding one for $70K (in a non war zone area) is difficult - we can pay a little more in the right areas because the ARV can be significantly more than 185 -200K.A question and a comment:What is the material on the counter tops and wrapping the island?

I would think that replacing cabinets and countertops is not an alteration unless you're adding an island, or adding electrical outlets, or adding in a dishwasher where there is not one now.

As you can see in the aerial view below, Las Vegas is a small island of private land surrounded by a vast expanse of federal land; 90% of Clark County and 85% of the entire state of Nevada is federally owned.Most of the remaining undeveloped land is situated on the metro area's outskirts and is less desirable.

(my house was underwater completely except for the crest of the roof) ALso, the city wasn't letting anyone back on the island (even owners) for like 14ish days (I forget the exact number), so ALL of the non-raised houses were full of mold by time anyone was allowed to go in and start doing things.
