So I looked to the nearby town of Dover, where 218K will get you a bit more house for your buck.

I've found that with 3 or fewer bedrooms that 1 bath is OK for most renters; they sort of know that the rent will be higher for the added bathrooms, so they expect to get an affordable place if they settle for fewer bathrooms.

I'm still getting plenty of deal flow, although I'm flipping fewer $200,000 homes and more $700K to $1M homes.

Perhaps a written plan, some information on the local economy, nearby competitors, and cash flow projections.

I also want to add nearby properties within a manageable distance from the farm for buy and hold/rent - perhaps something on the coast in a popular Chilean vacation area.
