it takes some Kahuna's and a lot of cash.if we want title insurance 48 to 72 hours. if there is no hair on the deal.I think the major difference from us West coast guys and a lot of you East coast guys is your so dependent on Attorneys we do NOT use attorneys at all unless we are doing multi million dollar deals that are very complicated.

X decided to become a Trustee, open his own title company, and become an investor because he found a "loop hole" in the system that would allow him to do what he is doing "legally".It doesn't sound like it should be legal but there are people out there making millions because of loop holes.

There is no guru course or system or ploy that I've seen that explains this area to do things "properly" that is compliant with the intent of applicable laws or setting things up to ensure you can actually perform under a contract.The issue really is education and I guess people tend to be defensive when they are told they are screwing up after they went through all the effort they went to in trying to learn something, I understand that.There's more than a million folks out there that need to make money, desperate people, wanting to learn and chasing the dream.
