I believe that include rent collection, but they also have a TON of other features that would be worth it at or above 100 units.I also use Google Wallet and Chase QuickPay which work similarly to IPN but are free.

However, for you new tenants, by including the garage storage space as part of rent, you're guaranteed additional income from the garage as long as your units are filled and rather than being an additional expense for tenants, it simply becomes an added feature included with rent.

Keywords alerts will help, and the search feature on BP can help quite a bit also.Even going to real estate investor events will introduce you to many "quick buck" types, but there are plenty of knowledgeable people as well, you just have to find them.Your questions:I don't look for properties the way most people do, I limit myself to a very small geography for my buy and hold, I'm a little lazy and want to keep my properties easy to manage, but you'll need to use as many sources of deals as you can:  wholesalers, mls, auctions, your own marketingAs for communities:  where one sees a problem, another sees an opportunity.

As you can see, the space is not high-luxury, but still features wood floors and a new kitchen with granite slabs. it's the sheer size of the space that seems to be the key draw - 5 bedrooms, 4 bathrooms spread out across 3 floors. 2 bedrooms on the ground floor, 1 on the main floor and 2 bedrooms on the top floor.

Conversions tend to have funkier  layouts that may not lend themselves to higher rental amounts, on the other hand they could be houses with nice historical features and therefor that might compensate for it.
