I road tripped a bit trough the US past winter and enjoyed the tahoe region, socal and the colorado a lot.I look forward to diving into this great community!

- Having a newer car because its more reliable is a bit of a fallacy, new cars can have as much maintenance, except its significantly more expensive to fix each trip. 

Make a trip to Home Depot price out every item and then double the amount to get your labor and material costs.

Fortunately, my partner and I have decent incomes and managed to get through the down turn without becoming a statistic.So Feb, 2014, I was on a 16 hour road trip, and ran through my regular listening when I started searching for either real estate or investments. 

This is my favourite scenario and there are lots of deals out there that would 100% cash flow and some of them could cash flow very nicely.

Jamie  Why don't you take a trip to memphis and have a look and get an actual understanding of the market?

If you're serious about investing in this market, i would recommend connecting with BP members who are located this market and you making at least a long weekend trip to the market and get yourself familiar with the market before call any shot.Cheers and good luck

Hello Rehabbers Good Afternoon,Can you tell me about some of the mistakes you made as a rehabber, so they can be avoided, if you don't mind taking a trip down memory lane?

This will be money well spent since people can drop off their rent anytime its convenient for them, and you just let them know you will pick it up on X day of the month and if its not in there its late.This will keep you from having to make multiple trips and avoid any "its in the mail" excuses, its either in the box or its not, no fuss no muss... just my .02
