I receive a w-2 and 10-99's at the end of the year.I am trying to figure out how I can stock pile cash that can grow tax free AND be used as collateral to purchase more Real Estate. 

With my vision in mind, what direction should I go to set myself up for the most success in the fastest time possible?

As you have said in your post, you have a six figure income, are you looking to replace/grow your current income?

This book provides a REALLY solid foundation to start from and grow into.

I take all the funds from rental income and dump them in one account, pay all the bills out of it and just keep letting it grow until it hits a number that I can safely say will take care of any unplanned expense.
