Hi all - I found a good property near Temple University which is multi family.

He will not stretch values bc I talk to him about his family or we play golf or whatever.

By participating in forums, going to events, and organizing local meetups, you may build your network with other investors, mentors, and industry professionals.

If you have low capital and are brand new to investing, you should try and start with smaller multi-family.

But what we are seeing in the southeast is that prices have risen to the point where buying single-family rentals for cash flow doesn't often pencil out unless you have gotten a significant off-market deal.  

Wanted a property that we could visit as a family and build on eventually and still cash flow in the meantime How did you find this deal and how did you negotiate it?

If its a single family they generally throw the 12 month rule out there because it throws a red flag if you put a tenant in there shortly after buying the property.
