This is highly probable especially when the lease terms do not explicitly address renegotiating terms, lease extensions, and fee purchase.

It is likely they won't leave unless you force the issue by an immediate rent raise that was what I was referring to regarding the holidays so @Scott M. is right you can take your time with the terms.

I also know plenty of landlords who don't run credit, don't call to verify employment, don't run criminal check and don't call previous landlord references.

Most times, when a lead calls our office it's because they were referred by their best-friend, business partner, mentor, mentee, colleague, etc.

@Lamont Marable, @David Terbeek is right...I know it seems odd, but that is part of why the industry is so F'd up...no idea why every thug in the city wants to claim to be a contractor....anyway...You should be asking for references, examples of past work, and a copy of their bond or liability insurance...or both.
