HM may also not really be an option as they are going to want to see your exit (normally a refi or sale and since your asking about financing I assume you would be doing a refi).Private lenders - those who have $$ in CD's or self directed 401K's or just extra cash around is really going to be your best bet.Or a private bank / credit union where you have a relationship - so if you don't have that established yet - it might be a good time to start - making nice with the money people is always a good thing to do.

You do not fall into the solicitation category whether or not you end up buying the house.The law, if I'm not mistaken also have an "Established business relations" clause that said that if you buy a product from a person or an entity, that person or entity have "Established business relations" with you and therefor they can call you to solicit another product and would not be fined.

this depends on how you are set up. my rental is not in an LLC so the rental $$$ goes into an account that i established as a personal account with a subtitle 'rental'. i keep this COMPLETELY seperate from my other accts. this is due to ease during tax time.
