When you look at the maintenance elements in a residential property you can generally divide the elements into two groups: systems and structure.• Systems include HVAC, water heater, plumbing and wiring.

If the chimney is not essential (i.e. no boiler or furnace using it) block, disable (and down the road remove) it - chimneys, particularly those with traditional fire places, are major sources of heat loss.   

Therefore, you are essentially creating multiple small partnerships.  

Since you're fresh out of college, you may also want to look into "house hacking" which essentially means taking on roommates in your own unit in exchange for rent.

After we got inside of the house, we realized that the fire damage was extensive, but only damaged a minimal amount of structural elements of the house.
