STR is not a great option because of the furnishing of the unit and the management.

The model for renting RVs/THs is there but your expenses go way up b/c of management and maintenance on the homes.For our business model, we will be placing two homes on a lot with a big view as vacation rentals (more of duplex than single TH).  

Yet, it comes with the responsibilities of being a landlord, managing flood concerns, and dealing with a high HELOC interest rate.

I already told my property manager, if he calls again with another odor complaint, then allow him to move out at the end of the month, because I'm not paying to send a fourth plumber.

Do you set rules on kitchen use and cleanup and act as house manager or how is that handled?

I would say the majority of people cobble together some half-assed moving plan either due to circumstance or being poor organizers/time managers.
