Bonus if you can find a duplex to fix one side for a year, switch sides and then fix the other side in year 2. 

Really the only way to entice anyone to do it is to raise the price.

And if you can accept a pet it's a bonus - many travelers have a hard time finding accommodations if they have a pet.

As a bonus, if interest rates do decline in the future, I can refinance to a lower rate which creates more value.While I have invested into mutual funds, done extremely well, I believe hard assets is a nice diversification at this point with a highly inflated stock market.

I do not understand how/why anyone would give equity (other than a small incentive bonus piece) to a service provider.

I am currently working with realtor but he said the climate is really is for people who has $ and renting out is a bonus not a necessary.  :(.   

I've been struggling with this topic myself - as a white woman I know I'm privileged and I had the bonus of having well educated parents and my dad was a stockbroker who taught me not just about money, but about wealth. 

Also at the height of the crises (Nov - Feb last year) people were not moving so leasing up was taking longer than normal AND rent had to be lowered to entice folks to rent.....
