On mostly cosmetic flips, putting together a SOW isn't a challenge. 

Some of these people are defaulting on very small rent portions.

My understanding is as long as you're not sharing that lease to clients to use then you're ok to use it on your own stuff.

Tax will be based on profit.

Were you successful in setting up this structure and keeping the loan without triggering a due on sale clause?

Doing so ensures they've had notice sooner rather than later, and also so they know I'm running a business and not simply enjoying a hobby in real estate.On the other hand, if the tenant doesn't pay the rent when due, the law in Michigan only requires a 3 day notice.

I’m a residential superintendent in NYC which requires me to live on-site so, from my understating I don’t think I will qualify for a FHA loan on a multi-family because that requires me to live in one unit for a year.

Should I list it on the MLS now or wait the 90 days?
