I don't know if you own any other businesses that have employees, but if yiu don't have any W2's then this setup would even open the door for you to setup a solo 401k... great way to take your earnings to another level- tax deferred...

I don't think at your level of flipping it is wise to go all in.

I'm pretty excited because I know I'll be meeting lots of people in pro real estate circles and my work schedule will be more conducive to giving me time and energy to build up the REI business while working full time.  

@Aaron Mazzrillo you can't assume that everyone wants the same goals that you do or the same level of involvement.  

I come form a construction background and will be offering my money as well as my skills, tools, and energy.  

And my level of patience differs.

Something else I've heard is putting a TV inside the unit on a timer, so it's on from say 5pm to 11pm, giving the appearance of someone being home.Your price looks more than fair for your location and level of rehab. 

It needs floor refinish and paint on the main level and some light remodel/modernization on the baths.
