It is too easy when you are on your own to spend a lot of time on items of minor consequence, eating in to the precious resource of time and taking away from time and energy that should be spent on items closer to the top of the priority list that will help you meet your goals.

We are busy making multiple trips to collect rent the first two weeks of the month, always seem to have some sort of mtc or drama we have to attend to, and it gets full time when we have turnover.Your properties are only 5 miles from each other, but getting them even closer would be better, to provide more efficiencies.

Believe me, if there was a way...So, the victor will be the challenger who is an effective negotiator or efficient litigator or young enough to wait out the other party and deal with their heirs.

Then you need to verify if he/her gets the job done efficiently, such as how soon your properties are leased out, rents are paid, detailed P&L are sent on time.

Gotta keep the income stream up, even if it's a little less efficient.  

Its a very efficient wealth transfer vehicle.

Please let me know your preferred ways - the quickest,  most legal,  cost -efficient way the pros get it done.

If the seller will reduce cost of materials your time and energy watching over contractors to fix or doing yourself is worth a lot.Are there not any other properties to look at??
