Bad tenant behavior comes in all ages.

And immediate past that includes the worst economic downturn since the Great Depression.It is entirely possible (and even likely) that as the youngest workers finally get on their feet and start to catch up financially, they will hear the siren song of the suburbs just like all those before them.I have no real dog in this fight.  

Your liability goes much deeper than most newbies realize, even deeper than some of the old dogs may think who have never had some issue.

I think to begin with, I'll start bird-dogging, which from what I understand is searching for deals to give to investors and/or real estate brokers.  

Currently, my bird dogs bring me the lead after initially gathering information, I decide whether or not to make the offer, and negotiate the deal.  

Trying to decide do I want to consider the various questions such as, partnering with someone, bird-dogging, mentoring etc.

If most everything in the house is fixed up front, then most of the maintenance problems would arise from tenant's behavior.
