If you find a property, call a PM and tell them you have a property and you'd like to talk with them about managing it - ask about how they handle tenants/evicitons/screening/ and most importantly do they cover the area your property is in.... if the answer is NO then RUN AWAY.  

In general, Dave Ramsey is very good at helping people who are deep in debt and struggling to manage their money.

The buyer's agreement you make with the real estate agent is a legal and binding document that requires the agent to work for your best interests (fiduciary responsibility).
