I understand I'm going to need more partners on commercial to afford it but at the end of the day, will my ROI be similar to residential one.Is there considerably less maintenance on commercial properties (as a tenant will be responsible for maintaining the property, for example, a restaurant owner will be responsible if a water leak is caused by an employee in the kitchen versus a residential apartment tenant, will call me and I have to get it fixed).I hope my question is not too complicated, all opinions are welcomed.

Hello Experts: we just had home inspection done for a home in metro Atlanta, and the inspector told us that the Master Bathroom Drain leaked in to the garage.

Roofing is "amateurish" and has some buckled shingles (no leaks) Missing flashing on roof & other areas Missing sealing on windows and doors Rafters separated from adjoining rafters; purlins undersized Attic needs more ventilation Toilets need replacing House is filthy Several smaller issues like water heater and washer/dryer not raised 18" off floor The good news -- the foundation looks great. :) Personal observations Flooring needs replacing ($1,000 -- will use vinyl plank/carpet) Walls need painting ($500) Dead tree in front yard needs removing ($300) Fence needs repair ($500) Hole in drywall needs repair ($300) My question -- do you see any dealbreakers here?

Send "move-in" doc with information about how to pay rent, utilities, cable, stuff in neighborhood, banks, where to get money orders 5) Ensure old tenant is moving out on time, make copies of new keys for tenant, and gate for everyone.

Unit condition is very poor and still contains his old furniture and household items in addition to needing a new kitchen, bathroom updates and drywall repair to 3 different rooms from prior leaks from upstairs. the bathroom ceiling is collapsed.
