@Jaron WallingRegarding the 20K of expenses you mentioned in the original post.You and your accountant need to determine what if any will need to be capitalized into the cost of the building.You may need to do a repair vs improvement analysis with also looking to see if any improvements would qualify for the de minimis safe harbor election.Congrats on closing on the house!

Another example is on De Soto St where they had a community of 4plexes site empty for years back in the day because they were investor-owned and mostly out of state thus drug dealers scared people from renting and they ran the community.
