He's referring to setting boundaries for your renters so they don't call or text you at all hours of the night.I recommend you keep communication in writing via email so you can read it and respond during normal business hours.

More importantly than merely creating an LLC is the documentation and how you operate your business.

(Off topic, yes, but you are getting into the hospitality business, and as such, need to provide the full experience, from a nicely designed place to stay, to comfortable towels, mattresses and sheets, to a fairly seamless checkout experience.  

It also helps establish the mindset that the rentals are a business.

I do however know a few people that have scaled up STR businesses here, like one friend/client who has 12 and there are some bigger players for sure.
