I've been warned by my agent to be sure contractors are licensed and insured because my landlord insurance would deny coverage if something happens and the contractor is not licensed and insured.If the contractor is not licensed and insured and if a worker is injured doing work at my property, I'm told in my state the property owner will be sued.

Here in NY State, it was made illegal last year to use eviction history as a means for denying a tenant housing. 

@Denis Ryan I think the market will likely stay inflated for a while as rents lag price increases and we have seen some doozies. 

(Although, I was denied for a loan last week, but I'm determined to find a way before my lease expires in April!)

Gross income has to be 3-4 times the rent3. majority of the income has to be stable (if most of the income is child support or commissions - I would deny the applicant even if #2 is met)4. between 2 tenants with similar profiles, I will choose tenant-prospects who have less 30,60, or 90-day lates (based on their credit report)5. no felony in the past 5 years6. not a convicted sex offender7. between 2 tenants with similar profiles, I will choose tenant-prospects who have less unpaid bills & collections (e.g., credit card, medical, etc.)All of the above can be found if you run a criminal background, rental history & eviction check and credit report.

They applied for a HELOC through Wells Fargo but were denied because thier only source of income is social security retirement and a little (about $60,000) in savings.
