I would also make sure there was a heat source and/or some sort of ventilation in the area you described, especially if you aren't moving away from the carpet right away.

You can buy a turn-key (or just needs a little paint) property off the MLS and demand premium market returns (STR or LTR)#1 - I'm not sure that I understand this talk of "inflated prices."
