America is a HUGE country, there are always going to be areas where the economy is good and real estate is in demand and prices going up.

Not as strong as whats happening in the SF bay area but better than most places in the country. ( IE rents are paid and vacancy is an extreme rarity)Just can't get those 2 to 3% rules those in the mid west preach about.

I have had many people send me emails through this method, so I know its working for a lot of people all over the country.

It's too expensive to try to handle them from across the country without having someone local to represent you.

By the way If i was in your situation I would never consider investing out of State, as if something goes wrong and you need a "divorce" from your business partner situation gone bad, and try to recover you investment money, (checking land records/real estate deeds etc)   the last thing you would want to do is start flying across the country to show up to court.

Most people in the country want a deck so I built small 8x12 foot decks on one door either front or back depending on expected use and a smaller porch and stair on the other. 

I'm sure these things are different all across the country but here are some things we normally do on rehabs just because they have held us up before.- Change all kitchen / bath, garage and outside outlets to GFCI, depending on jurisdiction sometimes we change to separate circuit on Arc Fault breakers- Move Microwave to separate circuit- Add hardwired smoke / carbon detectors to code- Add Air hammer arrestors to fridge, D/W, Laundry- If replacing windows, ensure all new windows meet egress.Well be wrapping up tile, flooring, and swapping out the light fixtures next couple days!

It is relatively difficult to get a home loan or cash out financing if you don't have a social security number or credit history in this country, even with property as collateral.2.

In some areas of the country, this works fine but in other areas my property managers act like it's a wacky idea.
