I will continue to drill down and see how it goes. 

These include defective construction, excessive dampness, leakage, decay, termite damage and continuing settlement. 

I'm leery about continuing to use a space heater due to the fire risk, the cost of the electricity to run it, and having to depend on the tenants to turn it on whenever it gets cold. 

One thing we've found, is that these foreclosed houses that have sat vacant for a while, continue to have larger than normal issues for the first 6 months or so after the original reno.

We will provide updates as we continue to receive more information.

We've increased estimated value by $20k so far, with hopes the market continues to climb.

Or stay at current house, get a job in finance and continue REI once I get a stable job?

The power of leverage, I would find another rising market and continue growing my capital. 

I desire to continue to buy more investments but I am not swimming in cash.

Then once those contacts are made we use that home to purchase 2nd with leverage and then continue leveraging to grow quicker.Would love to hear thoughts of others who have done this before.Thanks
