Your next step would be to contact a local lender to make sure the numbers will work for you...You also want to get in contact with a local realtor or investor to find out what market rents are at...

You may also want to contact an attorney about the LLC because, as far as I know, a single member LLC offers little asset protection when push comes to shove.

I would imagine in the part of California you're in (think I saw it once on Flip or Flop LOL) that you could probably contact Cristina and Tarek El Mousa too! 

Finding a good contractor is a process--however, you may be able to pull leads by calling PM companies and getting their handyman/plumber/electrician contact info. 

I then contacted the owner a couple days after I got the insurance finalized and she informed me that the bank let her make a payment the final day of auction.
