If so send an amendment that the tenant be removed prior to closing subject to your inspection of the condition after removal If the eviction has already begun, it should easily be completed within 3 weeks.

Don't worry, I completely understand that any advice given on here is simply that, advice and not something that should be taken word for word, and yes we will be getting a hold of a lawyer and CPA to help us with all of this.

@Thomas S. is completely correct for some landlords. 

The only areas that I would say to stay away from completely outside of the loop would be Ruskin Heights and the northwest section of Independence.

My non-expert opinion,  or perhaps just rationalizing to myself:These are primarily the "luxury"   amazon dormitories being built in downtown and south lake union areas that are having vacancy issues,   and thats in large part just because of how many are coming online, and how many thousands more are still in the pipeline,    coupled with modest slowdowns in tech hiring.   

So I guess everything I do is technically part time because some days i'm working on a rehab project, the next day I'm working with one of my non-RE business clients, and the next day I'm working on something completely unrelated...It's not easy to make a living right out of the gate being a full time agent. 

Demo started in the beginning a March and took around 75 days of renovation to completion (Longer than usual four our renovations but we had some contractor issues).
