Color me skeptical, but by the time you're done with all this this is no longer investment property, this is your biggest financial drain ever.I am not saying you should not do it; what I say is that it is a very bad investment as far as investment goes.Only situation where just a major upgrade is financially justified is if you're going to be living in this for a long time.Just my 2c.

White kitchen cabinets and tops are all the rage but I’m wondering what the best colors for durability are?

My question is: do I hold it for another 30 days or so and list it once it is repainted or list it now with the non-matching colors?

Painting the beadboard below the chair rail one color and above another is a nice touch.

I won't say there is a pending application just say that's the soonest I can schedule another showing.One thing I found that really helped, and many callers complimented me on is I started to show a detailed floor plan of the property, with dimensions and color shading to correspond to the photos on the same listing.

Don't get caught up in all the details.If you're hell bent on printing lines, it's far easier to get a color printer and just print the lines on both sides of the paper along with the text.
