If you have functional builder-grade linoleum countertops that work but aren't pretty, in our market we can spruce those up cheaply with either Rust-Oleum or a custom-blended product similar to Rust-Oleum (we used the actual product I linked on our first couple and now we are custom-blending our own to give us more color options).

I'd rather deal with spray paint graffiti, color crayons, and magic marker,,  than wallpaper.

How about a little more color on the numbers… how much value add is expected?

I would also have my interior designer in the house right now picking out colors, cabinet styles, flooring choices, plumbing fixtures, lighting, etc.

Install a big enough unit in the main living area in a location that lets you install a short duct through the wall into the bedroom and direct some of the cold air that way.Option 1 is the cheapest but least effective. 

Then sand down the hardwood floor, stain the wood a darker color to hide any remaining stains, followed by locking the odor in with polyurethane.

They give you the coloring book and the crayons. 

If any of the three are missing, you need a manager to realize the property’s potential.It’s not unlike any other DIY endeavor:  You can save a bundle doing your own nails, coloring your own hair, mowing your lawn, changing your car oil, and ironing all of your apparel.Most of our clients would rather watch paint dry than manage a rental.
