All I was trying to say is people who don't have experience in seller financing should involve experts.

First-time investor here, in need of some advice from the BP experts!

My tenant that house hacks my duplex with me was in banking for 20 years and brings me a certified bank check each month.

I hire professionals that are experts in their job, back their work, and are insured.

They know the tax law/rules WAY better than non-experts (like me) could ever learn. 

For some reason the bathroom people have this kind of locked down and can be hard to get if you are not a certified installer.

If you get a higher price from an expert, PAY THE EXPERT!

At 18, I was worried about unsuccessfully chasing women and playing Super Nintendo (I'm old) but you've already identified a great cash flow market and are going about it the right way by seeking out experts and advice from people on the ground. 

Just my personal opinion, but it is helpful to have a realtor that is a local expert to make sure you are not making any mistakes.As the other posters stated-- have a title company and attorney ready to work with you before you start the campaign.
