So work would be done during winter with a house ready for the spring and summer market.

Summer is a far better time of year to market a rental.

Most people like to move in the summer, especially if you're trying to get families.  

@Leo Popescu I think everybody was blowing hot air, and doubt that many people are actually going to do that, even the celebrities that said they were are now backpedaling and saying they aren't moving except one or two, everybody is blowing this way out of proportion and nobody really knows what is going to happen.

I grew in the Coachella Valley and used to go to summer camps in Lake Arrowhead; great choice!

I went through their program this past summer.  

Even our homes near the Festivals book all year long -- while the rates are a bit lower in the summer, occupancy is higher then average as more families with kids out of school book weekdays.     

I have been looking since this summer and keeping track of rental prices via a spreadsheet.
