Elad,I agree NYC is not always the best market, but let me ask you a few questions: - Why on the East Coast (Syracuse, NY - Wilmington NC - Harrisburg, PA are a few) - Have you looked at middle America, the price points are frequently better and taxes are lower (Columbus OH - Fort Wayne ID - Atlantic City NJ)- How will you build a team in an area you are not in? 

I see it fairly frequently in older homes that have had gutter failure or some exterior grade changes and water ends up sitting around a stone or brick foundation. 

Quality is a MUST for us, but that can be managed at an ongoing basis with your frequent visits to the site. 

You can also go through rental history and see how often they moved/ask for the reason if they moved frequently.

We are all in business to make money so the small Property Management outfit is probably a version of a couple frequently seen scenarios.They are just starting. 

Lease states that maintenance issues should be reported immediately to landlord.Even though I go over the lease clause before signing with tenants, they frequently wait weeks before reporting things such as leaks or clogged drains.How do you respond?
