A simple cash-out refi. 

Our goal is definitely to have a positively cash flowing property, but we know it takes time. 

I am looking to do a cash out refinance.

Yet, I received terms 2 weeks ago, and CTC this week.Rate: 8.125%Processing Fee: $995Closing Fee: $1,360Origination Fee: 2.650% Admin Processing Fee: $995Is this bad considering it's a small cash out: ~60k?

NONE of the 5 male student tenants in the front apartment ever complained & the ladies always paid on-time & in cash. 

Pre filling out an app pushes people away.

I have practiced real estate and this is my third personal investment so I am more savvy than most, some people really would get screwed out of a good deal in a process like this for no good reason.

And i would then take those seller carry backs and hypothecate them with my bank at 50% of UPB and use the cash to go buy more timber or Timber lands.. 

     @Bob Gruenig, what @Chris Tracy may be trying to point out is that if you are creating a LLC and bringing in other passive investors into that LLC, your LLC may be subject to securities law.The easier option would be to let each individual come into the syndication's LLC directly.
