Things continued at a snail pace with the rehab and I continued to remind and plead ABC to pay us the rent guarantees.ABC Baltimore promised to continue paying us rent even after the Rent Guarantee expired on Dec 17 2018 because the house was not ready after more than 16 months.

I took a HELOC on my primary residence for $200k.Used 35k down, 12k burned by a nefarious “contractor”, we eventually obtained a real contractor who did amazing work, got it rent ready and cost about roughly same amount as the first and finally got it rented.

I now own several small multi family buildings there.

OOS investing is a lot harder than advertised.if you pick a local or local-ish market you can spend time in it, walk properties, go to REIA meetings, build a network.

There is no FHA 3.5% down on an apartment building or a shopping enter, there's lots of gov't incentives for "everyone to own a home" and since 1-4 units residential are all considered "single family" homes that means young investors get to ride that gravy chain for up to 4 units, but nothing like that exists for CRE (the gov't backed CRE mortgage options require MORE experience than traditional/vanilla commercial mortgages).Let me know if I can help.

The architect and I have been thinking the exact same thing, with all the people looking to build/ live in this area we could sell just about anything under 500k instantly.

I have suggested twice that if this tenant is so unhappy with my style of management that perhaps moving out would be the best solution only to be told that I’ll have long since sold the building before they leave.

The truth is though, I am ready to shift my focus and evolve a bit professionally after so long doing the same thing.
