This is in North Carolina.I have a great tenant that moved in 6/1/2019 and signed a 1 year lease that would expire/renew on 6/1/2020.I just recieved a letter from her asking if she could break her lease because she has a reported "Domestic Abuse" situation ongoing and doesn't feel safe living there.Her father co-signed on the lease with her, they have not missed a payment yet and are very good tenants.

@Matthew RembishWhy are you giving up - just b/c the property is under contract the deals not dead.As a hungry investor and what looks like a good opportunity here’s what I’m doing1) submit a backup offer - let agent know if they ask for a penny on inspection call you back2) something tells me if this was that good of an opportunity $5,000 wasn’t make or break.

Around my area, where I do rentals. 3 or more unrelated people cannot co-habitat in a housing unit unless approved.Every town and county has such regulations, and you'll have to find the body that handles zoning or city planning and take it from there.
