Recently I started to do a weekly video series called Management Mondays, for all of the landlords out there, what are your biggest challenges these days?

Potentially causing a rather quick decrease in revenue as they are all operate in the same stream. 

Hopefully it doesn't happen, as these are the biggest money making months of the year. 

That gas bill can wipe out more than your monthly revenue over the winter.Are you in a high tax area, like Cincinnnati seems the be?  

The biggest hurdle is banks need to have the ability to go inside, with utilities on to have an appraisal.

What was your biggest lesson from 08?

This was essentially the biggest driver of the delta.

Your team is almost everything with YOU being a large asset or detriment to that team.One of my biggest mistakes made (of course hind sight is 20/20) was not keeping more rentals while flipping so if you turn out successful flips, don’t stop your buy and hold, increase it with your flip profits.

I don't know anything about Ocean Isle, so I would do a lot of homework on the seasonality (as others' have responded about so far), peak season, how to make revenue during off season, or ways to get a 6 month renter in there during the off season to offset losses.

The key is to keep the %'s low on the cards so you have the biggest credit gains!
