I believe that my big Sister realized she just couldn't afford the house, so she began to ruin it purposefully (I know this sounds crazy - but you don't know my big Sister!!!!!)

So believe me....if she will encourage you to break the law charging more than you can charge, then she will sure as hell be the type of person who will rip you a new one for a technicality....such as you not fixing a minor repair in time, etc etc etc...Not saying she is a bad tenant, just saying knowledge is power and there are tenants out there who live somewhat rent free bending their landlords over barrels with their knowledge of RE laws....

They are about to enter the summer season, and although they aren't a strictly seasonal company like, say, smoothie king, I believe they do have some lower sales during summer months (I mean, who wants a hot coffee in the hot summer weather?).

Exo,All excellent questions.I find it hard to believe that the larger house will not receive higher comps, and if it does, you will have more value when you sell it due to the increased sq. footage.

I know people make Real Estate Investing seem like it's magic but money isn't just going to fall into your pockets because you want it to.If you really feel that this is your path (and I would challenge you to answer *why* you believe that is the case), given that you have no resources, I would go to your local REI meetings and hook up with others.

That is why I believe you should never use a property manager in the first place (unless of course they are your direct employee, not some outside company.)We all know that nobody will take care of our properties like we will.
