Some banks are faster than others.

Let's say you buy something that brings in 1.5% of market value in rent and then the value raises faster than you can raise rent and the rent is now less than 1% of market value.

The benefit would be to have a warm contact in place so when you had something in your inventory available - you can turn it faster.

This can be cheaper and faster than a quiet title suit.

Whatever features that you install must pay for themselves though a higher price and/or faster selling time.Good luck.

Really take a look at the action of events  that occurred and ask yourself how you could have handled things better.People respond in the heat of the moment and the mouth moves faster than the brain thinks on what was said.

When you go larger though you need a bigger bankroll which it sounds as though you are lacking, unless of course you have other access to cash.

Sometimes flipping to build a pile of cash to invest with is a faster way to build the portfolio, than using all your funds to buy 1 rental. 

If you know what you are doing, short sales can happen faster and with more predictability that people expect.
