When the cops come to break down a door to arrest someone, they don’t replace your door, the prop it back up and leave house with all the valuables that they have taken pictures of (this is not the rule but trust me when I say it happens a lot).

We can control it remotely and there's a physical key option for back up. 

Do you normally have only one property management company you use at a time in the same area or do you have back ups?

The second and third, it seems we were competitive (asked to re-bid as "second best offer" on second after initial winner backed out, and are the back-up offer on the third).Up until now we've been offering $5K for the EMD to show serious intent to close, and going in about 2-3% over asking (of course we only bid on properties that make us a good return at this price).
