To me rental property is supposed to increase my income, not leave it flat.I guess though, you could get into a situation where you replace the windows and that cost has shot through all your cashflow, so you're actually not cashflowing that year but yet you can't deduct those as an expense, so you still show income on your taxes....

The market I'm moving to seems scarce on duplexes.It seems my only shot is to work hard and hunt for a SFR pre-foreclosure and live in it for a year, but with limited time to move and three small kids, it seems like a needle in hay stack.
