The challenge with re-using other people's spreadsheet is that you have to adopt their mental model of how to layout information, and also how to show what's important.For instance, I like to optimize for data-entry, and I want to know what numbers they gave me vs what I think they should be, so I have sections for "Marketing data" and a separate section for "adjustments" to that data.

Right now, my model shows this information automatically once the necessary information is entered: LTV, Cost/PSF, Cap Rate, GRM, CoCR, ROI, DSCR, projected revenues, expenses, and the resulting Gross Rental Income, Op Ex, NOI, Annual CF, Equity Capture, Appreciate and Total Return in dollar amounts over an 10 year model and adjusting for inflation. 

It also has a buying power adjusted GDP/capita that rivals western european capitals.

At least here in Cbus at CMHA, I have had some tenants that it was very easy to place them, the inspection went great paperwork was smooth and the land lord has had zero complaints...we will see how it is at the 1 year mark....but then I've had others where it seems like that particular case worker handling the initial paperwork needs something changed and then as soon as you get that changed there is something else wrong that needs adjusted. 

She can have this set up to be an automatic payment and it's an easy $104 every month, a small latte every day for 15 years.I wouldn't wait to jump in but I would pass along some advice that my mentor told me.

Our terms are 3.25% (adjustable, but it has stayed at the same rate since we opened it over 10 years ago).

Just because you can get permits to build a guest house, that dose not automatically mean you can rent it out separately.
