I agree with @Tyler ZindarsMake sure you have all the paper work organized and presented in professional manner.

For my first purchase I went through a not for profit organization PACC and took their first time home-buyers class.  

So for me, it is attainable to find or create seller financing deals using highly scripted emails and calls,  or using Private money now that some of my lenders enjoy their timely payments I am now getting more loans from referrals.    

I have recently moved from NJ to FL where it seems real estate is more attainable.

So it was really the best of both worlds, I have my e-mail offering to re-clean oven, demonstrating how reasonable I am, yet did not have to actually do anything.Another update, one of my angel tenants that helps keep the garbage area organized, let me know that the (stove) tenants are making a mess and dumping garbage all over the place.

I'd prefer to have 1 closing over 2 any day. 2 always complicates matters and is difficult to organize.
