You are young, explore different interests until you find what you like then become an expert in that field. 

As you grow it may be beneficial to explore AppFolio, Cozy, etc.

I read this article which suggests seeking high rent to price ratios on a map as a starting point.  

With interest rates historically low maybe explore a 7 or 10 year balloon at a higher rate to limit your downside if you plan to hold

So after reading a bp article about what title companies can do, I'm looking to build relationships with a couple receptive ones in town and they could provide that 'quid pro quo' info...
