How can you arrange financing and get pre-approved in order to get an appointment for the realtor (so that he knows you're not wasting his time) if you actually need to see the house and walk through it with a GC in order to go to a HML and show them how much money you'll need?

However, most students prefer this arrangement because each tenant would have there own separate lease which specifies their single room including the common areas (kitchen, living room) and they would not be responsible financially for the portion of rent that there roommates are supposed to pay.

Commercial lease arrangement could be triple net.Straight lease-option can net you an option price from an investor, be prepared to sell later on.Try those options, if they don't work I can get more creative.
