Sharing with others is a great way to build a pipeline of potential investors, but you have to approach the conversation with the right pitch to a) help them understand the risks/rewards, and b) gain their trust and confidence that you know what you are doing so they will invest or partner with you, over investing in something else they feel is less risky.

I am seeking advice from anyone that has direct experience, or even have considered this approach before. 

That's icing on the cake of my initial analysis, which I am doing to make sure I feel comfortable with the expected returns compared to my brokerage account approach. 

Part way through up until now, I have sort of, switched gears to focusing on redeveloping my mindset on how I approach talking to people, dealing with money, negotiation tactics, and financial empowerment.

Right now I'm just trying to figure out what way to approach this.

Hi @Mike Bianchi, my approach is to find the people who are experts in sourcing deals and to partner with them by providing my expertise in investor relations and I also bring my own capital to deals.

How would you approach rental properties in the same year that you intend to buy a house to live in?

Like I mentioned I'm brand new to learning real estate and right now I'm seeking my niche approach.

You will do the most amount of volume here if you apply yourself, this approach will require that you work "full time", as well as nights and weekends.
