I'm guessing there is also deferred maintenance on the house so maybe get some estimates as to what it will cost to put the house in marketable condition. ie, you don't need to know the ARV as much as what the house is worth in its present condition.Foreclosures cost banks money and time so if they could just get a wad of cash and be done with it, that should be appealing.

We've read ( LOTS ), listened to countless podcasts and after a year of research and saving we're now in a place where we have the 20% downpayment and can invest in our first rental property.Roofstock really appeals to us as first timers as it seems to remove a lot of the hurdles that typically face out of state investors ( we live in Silicon Valley and cannot afford a California rental property ).
