If you add in some estimated values for those costs, Case 1 actually cash flows -$50/month while Case 2 achieves an unimpressive, yet positive cash flow of $110/month.So, although 1% is nice to have, it can't really be the only thing that you use to analyze a property.

If you do choose to refinance, I would recommend analyzing the transaction to try to see if you won't refinance again.

But I will say that the few deals that ResltyMogul do have their webinars are hosted by some pretty knowledgeable folks that do a real good job analyzing the deal and surfacing major investor concerns with the sponsors more so then other webinars from other platforms.Also I found that their projections and proformas are bit more rosy then reality :(...
