If I got an option on a SFH that I think might not make a good flip, but might make a good wholetail situation what's the best way to market that?

Unfortunately, there isn't anything in my lease that specifies what happens in a lease break situation, but there will be now ;-). 

I had that situation and the remediation company was able to fill the tank with slurrry instead of having to remove the tank.

How would you handle this situation?

That is the ramification, you may get the county trying to reassess you but you would just explain the situation and they shouldn't.

If you have nothing to bring to the table you will find it difficult I always tell folks in this situation is to simply go on e bay you can buy every single guru's written materials and tapes for 20 to 50 bucks each guru.. listen to all of those read them all.. then slice and dice and see what fits your personality.no one ever said real estate is easy.. takes no money and will just fall in your lap.. its the polar opposite..
