This is good for the flipper because it reduces risk because if the flipper makes less then the predicted ARV then less is owed to the wholesaler/partner.  

And the 50% expense rule of thumb is reasonably accurate for most of NC, some places +/- 10% (40% to 60% range) depending on local circumstances and asset type.

Like any journey, not everything is predictable and I'm sure you guys will continue to grow and tweak your strategies along the way. 

There is no way to predict what the appraiser will say.

Im curious what you all think about what the federal reserve interest rates will be in the coming future.Personally I don't try to predict the market especially the Federal Reserve however this is unique we seem to be we are approaching the top of the market with how hot it currently is.

The advantage of a hard money lender is they can tell you if your numbers are accurate or if you are being realistic about everything. 

Fact is, most never come to pass.What I definitely learned in dealing stocks that you simply can't predict the market...you can only adapt to it.

People try to predict the market just like weather people predict the future, and their typically not correct!
